Seen a property that you’ve fallen in love with and are ready to move yourself and all your possessions into? Hold on a minute! It can be easy to get excited about moving into a new rental property rental that feels perfect for you, but there’s a lot to think about and inspect before you sign that rental lease. Here’s our rental checklist of the most important things you should look out for when you’re doing your property inspection:
Rental Checklist #1: Look into the plumbing
Not an area that many of us get excited about, but it needs to be explored before renting any property. Take a look at any exposed pipes in the kitchen, bathroom, or basement. Check closely for any signs of mold or any damage to the pipes that may need repair. Take pictures of any such damages you spot, and ask the landlord about getting these repaired before signing the lease.
Rental Checklist #2: Explore the electrics
It’s important to check that everything electrical is operating and functioning properly before moving in. Go into all the rooms in the property and check that the lights and all other electricals such as ceiling fans are in working condition. Also, make sure that the telephone any internet connections that the property comes with are fully functional. If you spot any issues, report them to your landlord so you can make sure that repairs are done before you move in.
Rental Checklist #3: Test all the windows for damage and security
Check the windows in each room to make sure that they all shut properly and have adequate locks. Any damages to the glass could leave you vulnerable to break ins and also exposed to drafts. If the windows aren’t properly insulated, then you may want to speak to your landlord about that before winter sets in! Remember, a poorly insulated home can lead to excessive heating bills in the future.
Rental Checklist #4: Check that all heating and cooling systems are operating with no issues
Make sure that you’ve learnt how the heating and cooling systems work in your new home. Before you move in, try and check that they’re fully functional. If there appears to be any damage, make sure that this is dealt with before you sign the lease. Nobody wants to move into a home with temperature issues!
Rental Checklist #5: Check if the painted surfaces need any repair
Check the interior of each room to ensure all painted surfaces are in good condition. If you spot any signs of mold or damage, point this out to the landlord as you could potentially be blamed for it in the future if it isn’t documented. If you think you’d like to paint the walls a different color, make sure you check that the landlord is okay with you making any such changes to the interior.
Rental Checklist #6: Examine the exterior of the house as well as the neighboring area
Don’t forget to inspect the exterior of the house as well as any yard areas. Document any damage to the exterior of the home, and check that there’s adequate parking space for your needs. It’s also worth taking a look around the neighborhood to see if you’d be comfortable living there before you sign a lease. Keep an eye out for any potential noise issues or anything else that could pose a problem for you in the surrounding areas.
Rental Checklist #7: Are all the appliances operational?
If the property comes fitted with appliances such as a dishwasher and washing machine, make sure that they’re all in working order. If you spot any problems, like everything else, document them and report them to your landlord so they can get them repaired before your move in date.
Rental Checklist #8: Check that there are no potential health and safety issues
Is there anything within the property that could potentially turn into a health hazard in the future? Are the fire and smoke alarms all fully functioning? Are the locks and windows secure? Look out for anything like mold, dampness or pest issues as well, and ask the landlord if there have been any such issues in the past.
Rental Checklist #9: Document any damage on any furnishings that the property comes with
Some rental properties come partly or fully furnished, which can be great if the furnishings are to your liking. If that’s the case with the property you’ve chosen, perform a thorough inspection of each piece. If you do spot any damage, take a picture and share it with your landlord so that it is documented before you move in that the damage wasn’t incurred by you.
